Well the day has finally come. From yesterday tenants have now lost the Covid protection afforded to them about a year ago preventing owners (and their agents) from evicting tenants for falling behind in rent. Until yesterday tenants could not be issued with a notice to vacate for late rent payments. Not surprisingly the VCAT web site crashed yesterday from so many cases being lodged.
For tenants directly impacted by Covid and suffering financial hardship almost all our owner clients have been extremely compassionate and supportive. (Thankyou 🙏) Some people have done if really tough.
Very little concession has been offered to investment owners for their share of the financial load. At least from now on it is back to the old rules. Well almost… as from Monday this week the new Residential Tenancies Legislation activated, providing owners and their agents a raft of new issues and processes.
There are many changes to the rules to comply with that are summarised here for you. If your agent has been trained up on the changes then you will be advised of anything that is relevant to you. (Oh if you do read them, please be note the PC box has been ticked with landlords and now called “rental providers” and tenants now called “renters”.)
